Sofia Casa Ltd.'s administrative staff make sure that the electricity water and all other utilities are payed on time to keep your Bulgarian property trouble free & your tenant comfortable!  Please note that if you property is not already registered with the relevant Bulgarian utility providers we charge a 75 Euro administration fee for each item.

Cleaning - trusted staff!

Be it for commercial, seasonal or residential property in Bulgaria, weekly cleaning services are an essential part of the fully serviced rental package.  Sofia Casa Ltd. provides loyal and trustworthy staff to perform this task.  Cleaning services are charged at an hourly rate of 6.81 Euros (Inc.VAT).

Sofia Casa Ltd. negotiates the best rental fee, terms and conditions for your property.  We prepare and check the rental contracts to ensure that your intrests are safeguarded under Bulgarian law.

Marketing - find the right tenant!

We advertise and promote your property using our local network of partners in real estate, corporate contacts, embassies, local media & of course the Sofia Casa Ltd. website.  Listing your Sofia property with Sofia Casa Ltd. is free of charge. We aim to get you the best occupancy levels & the right tenant for your Bulgarian investment!  The finder's fee is 50% of one month's rent.


Handover - Inventory

Sofia Casa Ltd. is here on the ground in Bulgaria to ensure a smooth handover of your property to the tenant.  Making a full inventory list, insuring the property and vetting any future tenants on your behalf.  Deposits are retained for return after inspection at the end of the tenancy. 

Inspection - snag list

At the end of the rental contract Sofia Casa Ltd. is there to inspect your Bulgarian property, to hand back the deposit and collect the keys on your behalf.  For newly built properties we provide clients with the option of an inspection for defects & snag report.  Our fee is 1.55 Euros/m2  (minimum 155 Euros) at completion & handover from the Developer!

Our fees - no hidden costs!

Our standard minimum monthly service charge for Property Management of your Sofia property is 50 Euros.  When your Sofia property is let-out the service charge is calculated as a % of the rent, but not less than the minimum monthly service charge as above.  For clients that do not require full Property Management we offer a key-holding service which is 15 Euros per property.

Even for those with ''green fingers'' hectic work schedules can mean that we do not get the time we would like to dedicate to the upkeep of our gardens!  For others there is nothing better than appreciating the benefits of a well manicured lawn without needing to get the mower out or dump the grass cuttings!   Sofia Casa is proud to present our latest Property Management service by offering flexible and tailored gardening services to property owners in and around Sofia.  We are also able to provide landscaping solutions and maintenance to corporate clients in Sofia.  So from your house in Sofia to Shopping Centres or Sofia City parks we have the right gardening solution!

Accounting - look after the pennies!

Annual Tax Declarations: We prepare and file annual tax declarations for Bulgarian property owners to the Bulgarian tax authority.  The annual deadline is 31st of March in Bulgaria.  The fee for this one-off service is 250 Euros. (NB: For holding companies with more than one fixed asset fees may vary accordingly).

Registration with Commercial Register: To ensure your company is compliant with local regulations, it is obligatory to submit an annual report on trading status to the Bulgarian Commercial Register (Companies House).  The annual deadline is the 30th June.  Our fee for existing management clients for preparation and submission of the documentation is 75 Euros (+ 26 Euros for state fees).  (NB: firms were required to re-register with the digital database.  The deadline for this has passed and companies that are not re-registered risk sanction & possible forced liquidation disposal of assets.  For those who missed this deadline we are able to assist with re-registration).

Monthly Accounting Services: For those with a VAT registered company monthly tax returns are required by the Bulgarian VAT office.  The monthly fee for this monthly book-keeping and VAT management depends on the number of transactions generated by the company.

Financial Consulting: We deliver tax advice for repatriation of funds, property & garbage tax, capital gains tax, corporate loans, mortgage and other financial consulting services.
